Relationship between Residential Real Estate Prices and Proximity of Supermarkets and Hypermarkets

In this paper, we investigate the influence of such spatial characteristics as distances to the nearest supermarket and hypermarket, as well as the number of supermarkets within a radius of walking distance to the price of residential real estate. The work uses data from the information portal Metrosfera on real estate objects in the period from October 2014 to February 2015. The results obtained with the model of spatial autoregression show that the distance to the nearest supermarket has a quadratic dependence on the price of the property, and it was also revealed that the number of supermarkets in walking distance from the property also affects its price. In addition, the work has examined some of the internal characteristics of the property, which determine its value.
