Determinants of the Value of Land in Perm Krai

This work is devoted to determining factors affecting land value in Perm Krai. The study uses a hedonic pricing method, that is used in many foreign scientific works determining the main factors of land price. Inclusion the variable "gas availability" in the regression model reflects the scientific novelty of this paper. The factor influence was measured by means of econometric analysis. As the study information base the site data of real estate sale ads and land-Domofond were used. The sample consists of 167 observations in 7 districts of the Perm Krai: Krasnokamsky, Nytvensky, Okhansky, Osinsky, Kungursky, Chusovskoy, Dobryansky. In the course of the study, 2 econometric models has been constructed, then the best has been determined and verified. Following the results of the study, the price of a land plot in the Perm Krai is mostly influenced by the presence of gas, water supply, accessibility of the school and bus stop, as well as the area.
