Due to the development of a large number of online real estate bulletin boards lessees and lessors prefer not to ask for realtors’ service. Nowadays the process is becoming more and more noticeable due to the crisis and the long-term decline in real incomes of the population. With the abandonment of the services of realtors and real estate agencies, the users of existing Internet resources are taking the risks to face the widespread schemes of fraud. In this work we research the process of creating and launching an application on the market, which helps to reduce the counterparties’ risks in rental property deals with the help of the social graph. We conducted a survey among the audience under 25 years of age to determine the impact of social capital on preferences for a deal, depending on age, financial situation and purchase price. More local services had been developed for the practical testing of hypotheses before the development of the main product. That helped to study the interest of the RuNet audience in analyzing the security of the area and the role of having acquaintances when making real estate transactions.
