The theme of the research is Informational App Designed to Support the Customers Choosing the Optimal Model in Order to Finance the Acquisition of Real Estate in Saint Petersburg. This work is based on hypothesis that people’s behavior may be irrational when they chose between different strategies in real estate market in order to become householders. Moreover, we are trying to prove that there cannot be a single recipe how individuals should buy a housing. Because of constant growth in demand of real estate this work is relevant especially for the individuals who are planning to buy an apartment in St. Petersburg. In this research we will build a model which provide us prediction of total cost of real estate in St. Petersburg both Nominal and Present Value. Also, some of conclusions may be useful for individuals beyond region of St. Petersburg. The main goal of this research is to build the software which makes the rational decision and shows which decision should be made based on parameters in order to minimize the cost of the deal. Moreover, there are some problems which we are trying to solve in this work such as • analysis of the inflation in real estate market in St. Petersburg • analysis of the increase of population in St. Petersburg • the comparative analysis of methods of buying an apartment • finding the parameters which affects on the price of square meter in the real estate • building regression models in order to predict the price of square meter in St. Petersburg • finding the parameters which form total cost of an apartment over time • building the model in Swift programming language. At the end of the research there will be an answer which will end the dispute about what is more rational for the individual and whether he should buy a house or rent one.
