Analysis of the Residential Real Estate Market in St. Petersburg for the Period From 2013 to 2017

Master's thesis is devoted to the analysis of the residential real estate market in St. Petersburg in recent years and the development of an investment proposal. The relevance of the chosen topic is unquestionable, as world experience shows that the development of business in the real estate sector contributes to the influx of investment, the growth of construction, involvement and interest not only of private investors, but also of banks, which leads to the development of banking products.

Statistical analysis of objects of the residential real estate market allows to evaluate them not only as the most important commodity that satisfies the diverse personal needs of the population, but at the same time as the capital that generates income.

Analysis of supply and demand in the residential real estate market by selected factors showed that the proposal (project) in "economy" class segment, in one of the nearby districts to the city, will be competitive. Actual will be an investment project for low-rise construction, so in the selected Vsevolozhsk district there is an active construction of high-rise buildings, and low-rise construction is not so developed.

The compiled financial model was tested for such indicators as NPV (net profit value) IRR (internal rate of return), PI (profitability index), PP (payback period). The basic values of the indicators turned out to be in a favorable and favorable range (IRR> r, NPV> 0, PI> 1, PP = 16) - with an initial investment of 100 million rubles, the project is designed for 43 months. The sensitivity analysis of the project, by changing the main indicators and characteristics, showed that the financial model is sensitive to the discount rate (the refinancing rate) and the size of the initial production costs.
