This work is devoted to the study of the correlation of the functional components of different types of spatial planning organization of the urban environment - morphotypes. The hypothesis of the study is the assumption that there is a regularity between the spatial planning character of the building, the morphotype, and the nature of social functions, the form of their distribution along public areas, and their relationship to residential function. The residential areas of the city of Samara were analyzed, with the example of which it was revealed that the spatial diversity of the environment depends on the functional diversity, and the morphotypes of the residential development definitely have the potential for the formation of public spaces. Key words: urban environment, the morphotype of residential development, spatial development, street retail, rental rates, functional diversity.
