This research is devoted to the study of modular design in the industrial and architectural sphere. In particular, to the study of the question: how to build a modular system that is functional and aesthetic at the same time? To study this phenomenon, the author decided to conduct a comparative analysis of architectural and industrial modularity. Objects with recognised artistic value were chosen as a research material. There are two main conclusions in the study. First, any historical system tends to become more complex. The second - the principles of maintaining functionality with the addition of aesthetics was developed in the twentieth century. These principles are quite simple. First principle - the limitation principle. It should be noted that the individualisation of structures, despite its constant growth, cannot be achieved at the maximum level, that is why any project will have its limitations. As a result, if we understand the purpose of the project, we can determine the key physical functions of the proposed constructions and do not seek to create a system that is universal in all senses, however, to create a system that can be applied in the right direction. The modular system should include a given number of industrially produced elements, if a user will need an additional element to create his idea, he will be able to order additional production of the part for himself or replace the part with something on the spot. The second no less important principle is the separation of the forming and finishing parts. According to this principle, the framework of structures should be focused on physical functionality. At the same time, the finishing part in this principle implies freedom and forms the aesthetics of objects in terms of individualisation.
