Statistical Analysis of the Residential Real Estate Market in Moscow

This work is a comprehensive analysis of the residential real estate market in Moscow. The theoretical foundations of the work were considered in the first chapter - the main terms, concepts of the real estate market, classifications, functions, etc., and a literature review. Analysis of the current supply and demand for the last 6 years has made it possible to determine the situation on the market. In the third chapter, the factors influencing the cost per square meter were investigated (distance to the center, to the metro, parking and storerooms in the project, finish in the lot, class of the residential complex, its readiness, as well as the level of prices for secondary housing and the level of competition in the area ). The impact of several macroeconomic indicators on the level of primary housing prices in Moscow was also studied, as a result of which a logarithmic regression equation was derived for real estate business class, indicating a positive effect of the Brent oil quotations and the dollar rate per square meter. In addition, in this paper prognostic models were constructed using neural network modeling. As a result of the construction of 45 neural networks with a low probability of errors, the future values of the cost per square meter until 2020 were determined for real estate business and premium class.
