Spatial Analysis of Residential Real Estate Market in Moscow

This study examines the effects of various internal characteristics of apartments, such as the total area, kitchen area, etc., on the apartment’s price and rent. In this work, an influence of external factors was also studied, in particular, a special place was given to the study of the influence of parks, universities, industrial zones and incinerators on the price and rental of apartments. For the analysis, spatial regression models were used for more correct results. Moreover, the ratio of prices-to-annual rent was estimated and factors influencing it were revealed.
