Online Housing Rentals Performance Prediction on the Example of Airbnb

Sharing economy is experiencing its heyday at the present time. For the last several years, platforms such as Airbnb have, in fact, created from scratch and occupied a significant segment of short-term and vacation rental housing market. According to a number of researchers, this segment is estimated in tens of billions of US dollars. That is why the hotel market, previously seen as very conservative, has now become an object of tech disruption. At the same time, many people around the world became able to receive additional income from the short-term renting out of their housing (including the most unique and non-standard ones). This research paper is devoted to the study of the factors, affecting the success of housing rentals on online platforms. Econometric analysis was performed during the research to reveal the impact of several characteristics of the rental and its advertisement on the occupancy rate of the rental. The research was conducted using the real data, parsed from Airbnb and the data on bookings, which was extracted from AirDNA service. The sample consists of rentals available for booking in Moscow, which is within the TOP-5 of the European markets of Airbnb rentals.
