Evaluating Factors in Development of Condominiums in Russian Cities: the Case of Izhevsk

This study aims to identify the factors that can influence the creation of homeowner associations (HOAs) in an apartment building. The study is conducted on the example of the city of Izhevsk. To achieve this goal, such a research method as regression analysis is used in this paper, and specifically logistic regression model is applied. The sample includes data on the physical parameters of apartment buildings, such as the size, age, and general condition of the house, as well as the well–being of residents, represented by a proxy variable – the average cost of housing in the city area, acting as independent variables. The dependent variable is a dummy variable that shows whether a HOA has been created in a particular house or not. The results of the study showed that such factors as the size of the house and the well-being of residents positively affect the likelihood of creating a HOA, and the age of the house has a negative impact on its establishment.
