In recent years, the provision of housing for citizens of Russia has become a key area to improve their quality of life. In turn, improving the quality of life has become, based on the Message of the President of Russia to the Federal Assembly on April 21, 2021, the main objective of national development. Russian President V.V. Putin pays direct attention to facilitating citizens' access to housing, which is closely connected with mortgage lending. Mortgages are one of the key instruments for developing the housing market and renovating the housing stock, as well as for solving social problems, and they were especially developed in Russia in the 2010s. However, while in developed countries the share of mortgage debts in annual GDP ranges from 30 to 70%, in Russia it is only approaching 10%, although this figure is increasing rather quickly. The coronavirus pandemic has stimulated the development and legal provision of digital technologies, allowing verified remote decisions on complex multi-year transactions. A significant number of citizens (nearly 300,000) were actively using such technology to obtain mortgages in 2020 alone. Therefore, given the importance and significance of mortgage lending as a tool for the social and economic development of the country, it is important to figure out how to ensure further digital development of the Russian mortgage lending system, one of whose leaders is specialized bank DOM.RF, which last year ranked top 20 Russian banks by capitalization and top 3 by mortgage portfolio size, targeting, in particular, the development of mortgages in Russian regions. The purpose of this study is to determine the problems (barriers) and prospects of development of mortgage lending in the activities of JSC "BANK DOM.RF" and development of practical recommendations to overcome them in the work of the bank. In view of the above, the object of the study in this paper is "Bank DOM.RF", the subject - the digital services of Bank DOM.RF. The structure of the work includes an introduction, three chapters of two or three paragraphs each, a conclusion, a list of sources, and appendices. The first chapter is devoted to general issues of digitalization as a global process, including in the banking sector; the second chapter includes an analysis of the development of mortgages in Russia, including their digitalization, and the third chapter deals with the study of the digital mortgage situation in a particular bank and the elaboration of practical recommendations for its development. The appendices contain the author's analysis of cross-regional patterns of mortgage development in general and digital mortgages in a particular bank.
