The Influence of Crime on Residential Rent Rates: A case of Moscow, Russia

The crime level is one of the indicators that need to be taken into account when we assessed the market value of the property. Despite the increasing volume of studies that were done in foreign countries, there are still no conclusions about the impact of criminal incidents on the real estate market in Russia. This study aimed to analyze the relationship between crime and residential rent rates in the case of Moscow city. We used the linear regression in the GeoDa program that included a dependent variable of residential rent prices and dependent variables such as registered crime offenses, the distances to bars, subway entrances, kindergartens, cafes, theatres, train stations, retail and catering facilities licensed selling alcohol, and the percentage of forests and parks, local budget expenditure. Results of the assessment showed the negative impact of crime on residential rent prices. Key words: residential rent rates, real estate market, crime, market value
