Construction project management based on the lean construction concept

Due to reduced productivity in construction, increased amount of projects with excess of budget and schedule limits, and growth of environment uncertainty, without the end customer's requirements to the results at the initial stage, there is requirement to adaptation of existing approaches in construction project management to enhance the project success indicators in terms of time, cost and quality, the possible changes in the course of construction with the least negative consequences.Purpose of research: Development of construction project management methodical recommendations based on construction flow theory which is the basis of construction organization in Russia and lean construction concept implementation in organization project management system for construction project management companies which allows them to improve the project success indicators in terms of time, cost and quality.Research objectives:1.Construction project management theoretical methods analysis2.Comparative analysis of construction flow theory and lean construction3.Research of real-business construction project management problems in Russian companies4.Research among top-managers and project managers to determine whether there is interest and motivation to improve the project success indicators5.Lean construction implementation in organization project management system algorithm development6.Development of lean construction implementation in organization project management system methodical recommendationsThe subject of research is construction project management processes, tools and methods.The object of research is the construction project management in Russian companies.The result of master’s paper is the new methodical recommendations which describe new approach to construction project management on strategy and operational levels, the choice of lean construction tools and methods and the algorithm of their implementation in organization project management system. Recommendations might be used by Russian construction companies in practice. It allows companies to improve the project success indicators.As a result among construction project management companies research the main problem of improper project performance were identified. It consists in performers errors at different project performance stages. Also, project managers’ insufficient competence and permanent changes of customer requirements to the final result are significant problems.The Author proposed approach to construction project management on the basis of construction flow theory and lean construction tools and methods in organization project management system allows project managers to add agility in decision-making, to get a subtotal value result.Methodical recommendations includes a set of tools and techniques which allows to improve the quality of construction project management in terms of time, cost and quality, and to reduce the impact of changes on project performance through the use of real options.Methodical recommendations aimed at solving the identified during the research construction projects problems and require changes not only on the strategic, but also at the construction site engineers’ level, which has a direct influence on the project performance.
