Evaluation of Investment Attractiveness of Commercial Real Estate in Nizhny Novgorod Region

The current Bachelor’s thesis work on theme: "Evaluation of investment attractiveness of commercial real estate in Nizhny Novgorod region" is devoted to the analysis of the hotel industry of Nizhny Novgorod as a potential object of investment. The main object of study of this work is the hotel real estate "hostel" category. The theoretical part of the work includes a description of the main investment characteristics of commercial real estate, analysis of the effectiveness of investments in this sphere and also determines the dynamics of investment activity at the regional level. The practical part exposes the tourist potential of the Nizhny Novgorod region, includes an assessment of investment attractiveness of Nizhny Novgorod hotel piece, both in general and in particular, revealing the features of the hostels market. There was developed a project of a typical object of hostel category based on the data collected, assessment of investment attractiveness of the project was conducted also. Moreover, there were formed the methods of assessment of financial activities of the enterprise, ensuring the future profits of the project, and basic recommendations for a risk-free opening of the hostel were developed.
