The real estate takes an important place in all kinds of people's activities: it provides the basic needs of all segments of the population, it is a significant element of the cultural and historical heritage, and also this market is a factor that stimulates the economic growth of a country. For these reasons, the problem of effective management, financing and development of the property will be actual for a long time. The commonly used construction cost minimization approach doesn’t show the full picture. To get the maximum price/quality ratio, it is necessary to estimate all the costs which will incur during the entire service life. The application of the principles and provisions of the concept of "green" construction and method of life-cycle cost analysis can help to minimize the consequences of the construction process, mainly consisting in pollution of the environment and irrational consumption of energy resources. The overall goal of the project is a comprehensive assessment of the effectiveness of investment projects in "green" construction, including an assessment of economic and environmental efficiency, taking into account the cost of the life cycle of the object. In the first chapter of the project proposal, the definition of investment-construction projects, the main benefits of green building projects for various stakeholders, the current situation of the "green" construction market and the main trends will be reviewed. In the second chapter the existing methods of evaluating the effectiveness of investment and construction projects. The third chapter will be dedicated to the assessment of the effectiveness of a "green" construction project, according to the method of the life cycle cost of the building.
