Price Regulation in the Residential Real Estate Market to Increase its Affordability (the Case of Dushanbe)

The paper considers the current state of the city of Dushanbe in the field of housing. In the work, the conceptual apparatus of the real estate market was studied and a unified definition of this category was formulated. The author also puts forward factors that affect the pricing process in the residential real estate market. The author conducted a correlation and regression analysis of the data studied and based on the results of the analysis, measures were put forward to effectively regulate both prices in the residential real estate market and the market itself.
