A combination of natural factors leads to ageing and deterioration of apartment complexes, which require capital repairs. Using academic contributions of domestic and international researchers and regulatory acts of Russian Federation, this study aims to critically evaluate capital repairs as a form of an engineering project using an example of an apartment complex. The findings suggest that engineering can prove its viability in major repairs projects, serving as a way to ensure cost effectiveness, transparency and reliability.
