Impact of Changes in the Social and Demographic Structure of Society on the Real Estate Market

In this paper, we will test the influence of socio-demographic factors on the housing market on the example of Russia during the period of 2014-2018. The indicators of migration, morbidity, fertility, the proportion of elderly people, the number of marriages and unemployment were chosen as explanatory variables, and the volume of mortgage lending was chosen as a dependent variable. The result of the study was the confirmation of the positive impact on the volume of mortgage lending of such parameters as the fertility and the proportion of elderly people, the negative impact of morbidity, the number of marriages, unemployment, and migration does not have a significant impact.
