The aim of this study is to analyse relevant pricing factors and build comfort indices for cottages in the Moscow region. The main objectives of this research are to: 1. Observe the current market situation according to leading real estate websites. 2. Analyse of the factors of housing comfort and basic methods of constructing comfort indices. 3. Review of modern Russian and foreign econometric models of suburban real estate (based on scientific articles). 4. Choose indicators for building the model. 5. Conduct statistical data analysis and building a regression model. 6. Form of housing comfort indices. 7. Analyse the overall results of the project. One of the more significant findings to emerge from this study is that the cost of a cottage will determine more objectively, since specific characteristics of housing are responsible for price formation, and the accuracy of modeling is ensured by adding weights to each component of the price. Сomfort index helps to divide housing by type more transparently and objectively and makes it possible to describe the pricing more accurately for cottages. It is also concluded that social infrastructure and housing features component has significant impact on the characteristics of comfort.
