Risk Management of Development Project as an Example of Industrial and Warehouse Complex in St.Petersburg

This master's thesis is devoted to the development of measures for risk management of the development project as an example of industrial and warehouse complex in St. Petersburg. Relevance of the topic confirmed by the fact that the instability of the modern economy contribute to the growth of the number of risks faced by the management company at realization of of the object on the market, it makes it necessary to assess the impact of these risks on the project efficiency, and the development of measures to manage them. The aim is to develop measures on risk management of the development project in the market of industrial and warehouse real estate. In the first chapter we examined the concept of risk and uncertainty, we, also, examined the risk assessment methods and choose the most suitable for use in the practical part, and we reviewed the standards for risk management and risk response strategies. The second chapter includes a detailed analysis of the market of industrial and warehouse real estate of Saint Petersburg and the identification of risks inherent in the studied development projects. Also, it includes a detailed description of the project, and the calculation of its efficiency indicators. The third chapter of this work presents the registry of main risks of the project. We have carried out qualitative and quantitative assessment of these risks, and we have developed a number of activities on the project risk management. Also, we have proposed a strategy to respond to each of the identified risks. The scientific importance of this work is due to insufficient of market research, as well as taking into account the changes in the Russian economy over the past two years, in the process of risk identification and development of measures to manage them.. The results can be reviewed by the management company and used to control industrial and warehouse complex «Orion Logistics» in practice - it shows the practical significance of the work.
