Effiсiency Evaluation of Investment Projects in the Construction Industry

Object of research is the construction project. Problem of research is in the factors influencing efficiency of the construction project. The purpose of research:to reveal the factors impacting strongly on construction projects. Tasks to be solved:Reveal the scheme of business processes of the construction project; To Reveal what factors influence efficiency of the construction project; To Carry out high-quality and quantitative risk analysis of the construction project; On the basis of last point to reveal what of factors exert the greatest impact on efficiency indicators; To Offer the most optimum model of the accounting of these factors on the chosen efficiency indicator; To Test this model on the example of the construction project. Work consists of three heads. Chapter 1 is devoted to the fullest analysis of construction branch, sector of residential real estate, the main players, tendencies of branch are revealed. Chapter 2 is devoted to the factors influencing construction projects, SWOT analysis of the construction enterprise, the chart of relationships of cause and effect are given. The set of risks in the ranged order is result. In a chapter 3 the project of construction of the inhabited case is considered, efficiency of the project is estimated, influence of various factors on the project is quantitatively estimated and the linear model for the fast analysis of efficiency of the project is given: dependence of NPV on the sum of paired works of average cost of the apartment on the planned realization volume minus costs for the project. During the analysis it has been received that the NPV project depends on the following factors in decreasing order of elasticity: The price is sold; Project Expenses; Discount rate; Rates of taxes; Rate of inflation; Salary of personnel (Administrative expenses); Rates on the credits.
