Development of Project Portfolio in the Development Company

In recent years significantly increased scientific interest in real estate development projects. The neccesity to study the project component of the activity of real estate companies is that it is a vital component of the functioning of the real estate market and the key to its progressive development in the long term. In a market economy, a decisive condition for the competitiveness of real estate companies is the efficiency of capital investments in a particular development project and formation of an effective portfolio. Projects development companies are capital intensive. Problems encountered in the formation of portfolios of real estate companies of projects linked not only with the resistance of the authorities, attracting investments, etc. One of the most significant problems - is a qualified project management development at all stages of its implementation. Formation of the development company portfolio - problem is not only complex, but always unique, demanding professionals able to solve non-standard problems at the interface of different areas. For example, such as coordination, construction, engineering, economic analysis, logistics and marketing. The formation of efficient portfolio depends on a large number of different factors of external and internal exposure. The practical significance of the thesis lies in the fact that the results obtained in the course of the study results can be used in the practice of real estate companies in the formation of a portfolio of projects. The structure consists of an introduction, three chapters, conclusions, bibliography and appendices.
