Statistical Study of the New Building\'s Impact on Housing Quality in Moscow

The research is devoted to a statistical study of the impact of newly built housing on the main characteristics that determine the quality of housing. In the first chapter, there is a description of main concepts about the housing and its construction. Moreover, this research consists of a classification of housing according to the consumer level. The review of the literature highlights the relevance of this work, describes the works of both Russian and foreign scientists. An international comparison of the residential real estate market and methodologies of statistical accounting is given on the example of two foreign capitals: London and Paris. The second chapter presents the analysis and assessment of the housing market in Moscow, in particular, the housing prices in various municipalities in Moscow and the construction of newly built houses. In the course of the research, there was created an author database for all municipalities in Moscow, on the basis of which the econometric model was built in the third chapter, adequately reflecting the dependence of houses, housing prices and indicators characterizing the quality of the area's improvement. Also, the research shows the effect of the average cadastral price of the Moscow area on the calculated rating of districts for all indicators characterizing the improvement of the districts. In addition, the constructed forecast for 25 years showed that, despite the constant fluctuations in the construction of real estate in general in Moscow, there will continue to be an increasing trend in the number of new buildings.
