Land Registration in the Russian Federation: Peculiarities, Problems and Prospects.

Land registration is an essential institution of the transfer of land, which has played a key role in transforming land plots into an asset in the post-feudal period. Though in modern days there are three main registration systems: German, French and Torrens title - Russia, as it frequently happens, has the unique system combining elements of the first two. This paper is devoted to studying the origins of the institution, its development and current condition both in Russia and the outer civilized world. It is important to state that our country has one of the most technically advanced registration system, but despite this, it has fundamental problems that put under question the whole point of existence of such system. In this paper we analyse their causes and consequences and offer economically and legally efficient solutions to them basing on foreign successful practice.
