Statistical Analysis of the Market Real Estate in Moscow Region

Currently, the real estate market in Russia, and especially the real estate market in the Moscow region is growing at a tremendous pace. From July 1, 2019, project financing came into force, and because of this, prices for new buildings in the Moscow region have grown very much. Experts also predict a further rise in prices. Moreover, the needs of the population in housing conditions are growing along with the market, and this is due to the fact that the variety of offers is becoming more and more, and the choice of real estate market is also increasing in volume. First of all, the location of the apartment affects the pricing of real estate. Developed modern infrastructure, close proximity to the metro and other transportation networks, shops, schools, kindergartens, clinics, shopping centers and much more. The level of infrastructure development has a very strong impact on the indicators of the comfort of living in a particular area. To assess the impact of these aspects on the preferences of the population, it is necessary to trace the dependence of housing prices on these factors, in other words, for which the population is willing to pay to ensure the comfort of living in a particular place. Moreover, such an analysis will help to better understand the pricing principle itself. In addition, there is a promising factor for the area, which can also affect the price of an apartment. Thus, this work is aimed at studying how various parameters of urban infrastructure affect the pricing of primary housing in Moscow.
