The real estate market is one of the oldest and most important areas of human activity. The investigation of major trends in the residential real estate market is always relevant because many factors influence the formation of the real estate market. For example, social policy and economic situation in the country, various external factors. The focus of this study is on the pricing of the primary real estate market in the Moscow region since this region has one of the highest prices per square meter is located, and the largest volumes of residential real estate construction in Russia. The purpose of the study is to classify segments of the primary real estate market, as well as to build high-quality pricing models depending on the segment. Various statistical methods (correlation, regression, cluster analysis, and principal component analysis) were used to conduct a comprehensive multivariate analysis. Using the methods of regression analysis, pricing models of the primary residential real estate market were built. The study also used cluster analysis methods to classify segments of the market under study. As a result, the main factors influencing the pricing in the primary real estate market of the Moscow region were identified.
